We have all heard that inventory is low and multiple offers are needed to win in today’s tight real estate market. Want to know the winning formula? Of course, if you are in the market or thinking of purchasing in the near future – you want to win. No one wants to go through the process and then lose the house they have already envisioned their family making a home. Part of the winning formula is having a winning team – not just a real estate agent team, all the other team members of your transaction as well. Just as important as having an agent can identify the best property candidates within your budget and desired location, are the other team members: a lender who is knowledgable, thorough, pro-active, and realistic with time lines; a transaction coordinator to make sure that all time lines are being met, communicates with all team members involved in your transaction, and communicates at each contingency period letting you know the status of your earnest money deposit. Are you about to approach a contingency in which you will not be able to recieve a refund of your earnest money if you change your mind about your purchase? The transaction coordinator makes sure that everyone has everything they need for a smooth transaction from the lender to the title company, the escrow company, the agent, and the lender. Other valuable members of the team include a reputable, qualified inspector and a high quality, affordable contractor if needed. The great thing about the Katrina Eileen Real Estate Team is that we work with all of these professionals regularly and have utilized their services, personally.
DID YOU KNOW…?
First let’s talk about the market in Snohomish county from last year to this year there has been a 15.2% increase in the median home price. Experts say that we can expect an increase of 9-10% per year over the next three years, locally. Nationally, according the National Association of Realtors existing home sales are up 4.2%.
What does this mean to you, as a home buyer? Be prepared. Have a plan and execute the plan. Have an agent you can trust, knows what they are doing, and whose company you enjoy – you may be spending quite a bit of time together. My suggestion is to interview a couple of agents. During the interview is the agent listening to what your needs are? Is he or she taking notes and giving honest feedback? Do they offer a Satisfaction Guarantee?
